We were approached by our clients after they saw one of our locally completed projects and wanted to engage us to produce a scheme for a new build house on an infill development plot adjacent to their current home.
Their existing home is a Grade 2 Listed dwelling and we undertook a significant amount of research into the history and setting of the house, to uncover that the infill plot was not originally part of the curtilage of the Listed Building and so could be a promoted as a plot to the local planning authority.
We designed a new two storey contemporary dwelling on the vacant land with a design that is sympathetic to it’s Listed building neighbour and also minimises its impact on the streetscape.
We produced a very detailed assessment of the site detailing the planning constraints and design proposals in order to address some of the issues raised by the planners. This has established a clear achievable vision for the site that can encompass the clients aspirations and satisfy local authority planning policy which we hope will gain the support of the planning department.
Planning permission was granted for the proposal. Achieving planning permission for a new dwelling within the curtilage of a Listed Building is a fantastic result.
